A Day in the Life of a Lettings Manager
No two days are the same, but there is a rhythm. Most mornings start with a team briefing. Who has viewings today, what is in the pipeline, any issues that need following up. I like to know what everyone is working on so we can support each other and nothing gets dropped.
Market appraisals usually take up a chunk of the week. I go out to see new properties, talk through the market with landlords, and put together a recommendation. It is one of the parts of the job I enjoy most: you are helping someone make a decision about their biggest asset, and that deserves a proper conversation.
In between there are landlord calls, tenant issues, and viewings. A tenant might report a leak; a landlord might want an update on how the marketing is going. I still get involved in the day-to-day because I think it matters. If the team see their manager doing viewings and taking calls, they know we are all in it together.
Compliance is always in the background. Gas safety, electrical checks, deposit protection, Right to Rent — making sure everything is up to date and documented. It is not the glamorous part of the job, but it is non-negotiable. One missed certificate can cause serious problems later.
By the end of the day it can feel like a lot of small tasks, but that is the job. Coordinating people, properties, and problems. It is not glamorous, but it is rewarding when a tenancy runs smoothly and everyone is happy. I am always happy to connect with fellow property professionals.
